Анотація
Розвиток міської інфраструктури продовжує стримуватися перевитратами коштів, затримками графіків, фрагментованою координацією зацікавлених сторін та зростанням вимог до сталого розвитку. У цій статті розглядаються інноваційні методи управління будівельними проєктами (CPM) – цифрові двійники, інформаційне моделювання будівель (BIM), моніторинг об’єктів за допомогою Інтернету речей (IoT), планування за допомогою штучного інтелекту, гнучкі методи реалізації та збірне/модульне будівництво – як механізми для покращення систем координації, оптимізації робочих процесів та стратегічного планування великомасштабних міських та інфраструктурних проєктів. Спираючись на синтез двадцяти п’яти рецензованих джерел разом із досвідом практиків у сфері будівництва збірних будинків з клеєної деревини (Glulam) у Сполучених Штатах, у статті пропонується інтегрована система координації поза об’єктом та на місці (IOOC), яка поєднує ранню координацію цифрового проектування, планування виробництва поза об’єктом та моніторинг на місці в режимі реального часу в єдиний цикл управління. Ця структура враховує три повторювані прогалини, виявлені в літературі: фрагментацію між проектуванням та виробництвом, слабку узгодженість зацікавлених сторін та недостатнє використання даних у режимі реального часу для адаптивного планування. Результати дослідження показують, що проекти, що поєднують координацію на основі BIM з модульним виробництвом та відстеженням на основі Інтернету речей, досягають коротших та більш передбачуваних термінів виконання, ніж традиційні послідовні моделі. У статті робиться висновок, що конвергенція інструментів цифрової координації з позамайданчиковим виробництвом є масштабованим шляхом до вирішення проблем дефіциту житла та затримок у веденні інфраструктури, одночасно зменшуючи вплив на навколишнє середовище.
