Abstract
The article substantiates the VFRP methodology as a robust GRC (Governance, Risk, and Compliance) framework for international retail expansion. Based on a portfolio of 108 projects, the study demonstrates how visual anchoring and backward scheduling act as a deterministic control mechanism, ensuring full operational compliance with global brand standards while eliminating systemic financial risks. The author analyzes the systemic crisis of traditional forward scheduling methods, which, under conditions of high rental and construction costs (up to $211 sq. ft.), result in deadline breaches and an escalation of rework costs up to 20% of the budget. As a solution, the proprietary VFRP (Visual Finish-Result Planning) technology is proposed, based on the technological synergy between conceptual design and engineering management. The VFRP methodology reorients managerial logic from task sequencing toward a visually fixed target state of the object – a “Single source of truth”. Key elements of the technology include a reverse scheduling algorithm from a fixed opening date, the development of localized methodological guidelines for contractors and the implementation of visual control systems directly on the construction site. The article substantiates the effectiveness of visual management as a critical de-risking tool for the international expansion of brands.
